Is Water Damage Covered By Insurance?

The unthinkable has happened. Your washing machine has flooded your kitchen, your burst water heater has your basement under water. How did the damage occur?

As with any other accident or disaster, the cause of the damage will always play a major role as to whether or not your insurance will cover your clean-up and restoration services. For the most part, sudden and natural instances, such as flooding from a storm, will be covered. “If the source of the damage comes from inside your home, such as a water leak from a broken pipe or overflowing
appliance, you’ll likely be covered by your homeowners insurance,” states Progressive in one of
their help articles. Roof leaks are also usually covered, but “wear and tear”, damage caused by
negligent or overdue repairs, or flooding won’t be.

What kind of policy do you have?

Homeowners insurance and renter’s insurance usually offer similar coverage options. However, if you’re the landlord of a rental unit that’s been damaged, claims you file will fall under your landlord’s insurance. If you’re the owner of a commercial space, owned and used or owned and rented out, the damage will need to be covered by your general liability or commercial property

What about mold?

Though a common and unfortunate result of standing water or spaces left wet from flooding, mold may not be as widely covered as the water damage itself. You’ll want to consult with your policy to understand where mold removal may fall.

The best way to make filing a claim go smoothly is to document everything that’s damaged. Start by taking pictures of the area and any items that have been ruined. After you’ve got the photographic evidence, start cataloging the damaged items. Include what they are, their make, model, how old they are, etc. This will help the adjuster move smoothly through their process. It’s also important to note that you don’t want to meddle with the scene. As tempting as it is, after the immediate threat is mitigated and everyone’s safety has been secured, you don’t want to adjust the scene, which could affect the adjuster’s ruling.
